Project Overview

A three-home development on a single re-platted hillside parcel above the Sherman Oaks flats. Each residence is distinct in plan but unified by a shared architectural language: warm plaster exteriors, oversized casement glazing that frames the canyon below, and a deliberate restraint in material palette.

The re-platting process, coordinated by CRDP through the City of Los Angeles Bureau of Engineering, took fourteen months — longer than anticipated due to hillside grading variance requirements. That patient entitlement work unlocked the development premium that made the project financially compelling.

All three homes are currently under construction, with framing complete on units one and two. Final delivery is scheduled across a rolling window, with the first home completing in Q3 2025.
